My sister and I — citizens of Ukraine — wish to purchase a house in Belarus in joint ownership (1/2 share each). Is it possible to simultaneously register the land plot under the house in joint ownership as well?

Yes, you and your sister can purchase a house and the land plot beneath it in shared ownership — 1/2 share each.

According to the legislation of the Republic of Belarus, a residential house and the land plot on which it is located are considered a single real estate object.
It is impossible to sell or buy a house without the land.

Upon registration of the ownership rights, you will receive two separate certificates (or one extract from the registry, depending on the format):

  • for a 1/2 share in the right to the residential house;
  • for a 1/2 share in the right to the land plot.

The registration occurs simultaneously, within the framework of a single transaction. The legislation of Belarus does not provide for any additional restrictions for citizens of Ukraine when purchasing real estate in shared ownership.
